Advice From an Independent Solicitor
Independent Legal Advice is advice on a document you are being asked to sign, from a solicitor who is not involved in your transaction. Your own conveyancer cannot give it, because they already act for a party in the deal - which is why you need to instruct a separate firm, and why this comparison site exists.
Your Lender Requires the Certificate
Lenders ask for ILA when someone takes on a legal risk without directly benefiting: guaranteeing a limited-company mortgage, joining a JBSP mortgage without going on the title, or consenting as an occupier. The signed ILA certificate is the lender's evidence that you understood the commitment, and completion usually cannot happen without it.
A Short Meeting, Then the Certificate
The appointment itself is typically 30 to 60 minutes, by video call or in person. The solicitor checks your ID, walks through what the document commits you to, answers your questions, and issues the certificate - often the same day. Fees are fixed and charged per person receiving advice.
